How much does a house cleanout cost?
It depends on volume — how much needs to go and how many trailer loads it fills. Text us photos for a price range, and we confirm the exact price in person before work starts.
Do you donate the usable stuff?
Yes — sorting is part of the job. Furniture, books, and household goods that are still usable get set aside for donation instead of going to the dump. What's broken or worn out gets disposed of.
Do I need to be at the house?
No. As long as we can get in and know what goes, we can handle the cleanout and send before/after photos when it's done. Families and property managers use us this way all the time.
What areas do you cover?
Chico, Paradise, Oroville, and all of Butte County.
A full house in Chico, emptied top to bottom
Some houses just need a few things hauled off. This one needed everything. Our crew handled a complete home cleanout in Chico — every room upstairs and down, the basement, and the garage — so the house could be completely empty and ready for whatever comes next.
A job like this is as much sorting as it is hauling. A lot of what was in this house wasn't junk at all: solid wood furniture, shelves of books, framed art, kitchen gear with plenty of life left in it. So we worked it the way we work every house cleanout and estate cleanout — sort as we go, set the usable pieces aside for donation, and save the dump for the stuff that's genuinely done. Here's how it went, room by room.
Upstairs: the pink bedroom
The pink bedroom set the tone for the whole house. A tall dresser in the corner, framed art leaning against the wall waiting to be dealt with, and through the open bathroom door, a red clawfoot tub. None of that is dump material — a dresser like that and framed art are exactly the kind of pieces that can go live somewhere else. We cleared the room down to bare carpet, and the dresser joined the rest of the house's usable furniture in the donation pile — the furniture from this cleanout was donated, not hauled to the dump.

The clawfoot tub bathroom
The bathroom off that bedroom had the red clawfoot tub doing double duty as storage — laundry baskets and bins stacked inside it, and a cabinet full of more baskets and containers. The tub belongs to the house, so it stayed right where it was. Everything in it and around it went out, and the room ended up empty with the tub clean.

The living room shelves
Downstairs, the living room is built around a white brick fireplace with shelves on both sides — and every shelf was full. Pottery, glassware, candles, little collected things in every cubby. That's the slow kind of work: piece by piece, shelf by shelf, sorting what's donatable from what's broken or done. When we finished, the shelves stood empty and the hardwood floors were clear wall to wall.

The office: wall-to-wall books
The office was a library as much as an office — built-in shelves on two walls packed with books, a desk with monitors, file cabinets, and stacks on every surface. Books are where a cleanout gets heavy, and they're also some of the most donatable material in any house. We boxed them up as we went — five boxes of books from this house were donated to a local store here in Chico — cleared the desk and cabinets, and left the built-ins empty.

The kitchen
Kitchens slow a cleanout down because nothing is just one item — it's counters of canisters and containers, a fridge covered in paper, and then every drawer and cabinet behind that. We went through all of it, cleared the counters and the floor, and left the kitchen empty. That's the difference between a quick pickup and a real property cleanout: the small stuff is the job.

The sunroom
The sunroom might have been the fullest room in the house. Crates of framed art stacked along the glass wall, bins and boxes down the middle, chairs, an exercise bike and ball — the room had become the house's storage unit. It's also where the donation-first approach matters most: crate after crate of framed art is worth handing on, not landfilling — the framed art from this cleanout was donated to another local business in Chico. We emptied it to the tile.

Basement and garage
Last, the parts of the house nobody photographs for a listing. The basement had a workbench, shelves of bins and suitcases, and the usual accumulation of paint cans and odds and ends. The garage shelving was loaded with paint, flower pots, boxes, and cleaners. We cleared both out — shelving left standing and empty, floors clear, and the paint and chemicals handled the way they're supposed to be.

Facing a full house?
This is the work we do across Chico and Butte County — house cleanouts, estate cleanouts, and property cleanouts for families, executors, landlords, and realtors. If you're staring at a house that needs to be completely empty, you don't have to sort it, rent a dumpster, or make fifteen trips yourself.
How it works:
- Text us photos of the house and we'll give you a price range right away.
- We confirm the exact price in person before any work starts — no surprises.
- We sort as we go (donation first), haul everything out, and leave the house empty and broom-clean.
Pricing is by volume — how much trailer space the job fills — so a whole-house job is quoted on site once we can see the full scope.
